Real Estate Lead Generation Ideas That Still Work in 2026
Ranked by what they actually cost you and how long they take to pay back. Start at the top.
There is no shortage of lead generation ideas. There is a shortage of honest accounting about what each one costs and how long it takes to return anything. Here they are in the order most agents should attempt them.
1. Your existing sphere — free, fastest payback
Everyone who already knows you. It is unglamorous, it is where most first-year deals come from, and the only reason agents skip it is discomfort. Systematic contact beats occasional charm.
2. Past clients and referrals — free, compounding
A client who bought three years ago is close to moving again and knows people who are moving now. Agents who stay in touch build a business that stops depending on advertising. Agents who disappear after closing rebuild from zero every year.
3. Neighbourhood reports and home valuations — cheap, medium payback
A homeowner requesting a valuation is signalling intent months before they list. This is the single best on-site capture tool an agent can run, and it works while you sleep.
4. Saved searches and listing alerts — cheap, slow but durable
A buyer who subscribes to alerts hands you a recurring reason to be in their inbox. Over a year this outperforms almost any single campaign.
5. Open houses — cheap in money, expensive in time
Still effective when you treat them as a lead event rather than a sales event, and when you follow up within a day. Most agents collect names and never call.
6. Paid search and social — expensive, immediate but rented
These work, but only on top of a follow-up system. Paying for leads you cannot respond to within minutes is how agents conclude that "online leads don't work".
7. Purchased lead lists — expensive, usually poor
Shared, aged, and often uninterested. Last resort, not a starting point.
What to stop doing
Posting listing graphics to an audience of other agents, cold calling without a reason to call, and buying leads before you have a CRM to hold them.
AgentsWise includes valuation capture, saved searches, lead scoring, and automated follow-up in one system. See the features.
