The Real Estate Open House Checklist (and What to Do After)
Most agents run a good open house and waste it by Monday. The follow-up is the product.
An open house is a lead event that happens to involve a house. Agents who treat it as a selling event collect a clipboard of names and never call them.
The week before
Confirm with the seller what stays and what goes, book photography if the listing photos are thin, and tell the neighbours — they are your best source of both buyers and future listings. Order more directional signage than feels sensible; most people find an open house from the corner, not from a portal.
The morning of
Lights on in every room including closets, blinds open, thermostat comfortable, nothing personal left out, and a printed feature sheet with a QR code that goes to your listing page rather than a portal. That QR code is the single cheapest lead capture on the table.
Sign-in without friction
Asking for name, email, phone, budget, timeline and mortgage status at the door gets you refusals or fiction. Name and email, on a tablet or a clean sheet, and ask the rest in conversation. Tell people plainly why you are asking: to send them the listing and anything similar.
Safety is not optional
Tell someone where you are and when you expect to finish, keep your phone on you rather than in a bag, position yourself so you are never between a stranger and the only exit, and let visitors lead the way upstairs. Many boards publish guidance on this; follow yours.
The 24 hours that decide everything
Contact every visitor within a day, while they still remember which house was yours. Say something specific about the conversation you had. Then put them into a saved search so they keep hearing from you without you having to invent a reason.
Report back to the seller
Visitor count, honest feedback about price and condition, and what you plan to change. A seller who gets a written summary the same evening forgives a quiet open house; one who hears nothing starts wondering about the listing agreement.
