The question every client asks first. A straight answer builds more trust than a deflection.
Commission is the first thing a seller wants to know and the last thing many agents want to discuss. Avoiding it reads as evasion. Explaining it clearly is one of the cheapest trust-building moves available to you.
Who pays, and how it is split
In a conventional Canadian transaction the seller pays the total commission out of the sale proceeds, and the listing brokerage shares a portion with the cooperating brokerage that brought the buyer. The buyer does not write a commission cheque, though the cost is priced into the transaction.
Typical ranges vary by province and market
There is no set rate anywhere in Canada — setting one would be a competition-law problem. Rates vary meaningfully between provinces and between urban and rural markets, and some brokerages price as a flat fee or a tiered percentage instead. Quote your own brokerage's actual fee structure rather than a national average you read somewhere.
HST applies to the commission
Commission is a service, so GST/HST applies on top at the applicable provincial rate. Sellers regularly forget this when calculating net proceeds. Put it in the net sheet.
What is negotiable, and what that costs
Commission is always negotiable. What matters is being able to say what changes when it drops: photography, staging, paid distribution, and the cooperating brokerage's share all come out of the same pool. An agent who can show where the money goes wins the conversation; an agent who simply says "that's the rate" loses it.
