How to Become a Real Estate Agent in Ontario

The education requirement

Ontario's pre-registration education is delivered through Humber College's Real Estate Education Programme. It combines online courses, simulation sessions, and exams, and it must be completed before you can register. Most people take several months to a year depending on how fast they work through it.

Registration with RECO

Real estate professionals in Ontario are registered under the Trust in Real Estate Services Act and regulated by the Real Estate Council of Ontario. You cannot trade in real estate until RECO registration is complete, and registration must be tied to a brokerage — you cannot practise independently as a new salesperson.

Choosing a brokerage matters more than people expect

Commission split is the number everyone compares, and it is the least important factor in year one. Training, mentorship, lead policy, desk fees, and whether the brokerage lets you build your own online presence will matter far more to whether you survive.

Budget honestly

Beyond course fees and registration, plan for board and association dues, insurance, a business licence where required, marketing, and several months of living expenses. Commission is paid on closing, so your first cheque can be months after your first client.

Continuing education never stops

Registration renews on a cycle and requires continuing education. Diarize it — a lapsed registration means you cannot trade.

Then build the business

The licence lets you work. It does not bring clients. Your own website, your own database, and a consistent way to capture and follow up leads are what turn a licence into an income.
