11 Real Estate Website Mistakes That Cost You Leads

Ranked by how much each one costs. Most agent sites lose leads for the same handful of reasons.

Agent websites rarely fail because they look bad. They fail because of a handful of specific, fixable things.

1. It is slow on a phone

Most of your traffic is mobile, often on cellular outside a listing. A hero video and six tracking scripts lose visitors before the page paints. This is the most expensive mistake and the least visible, because it never shows up as a complaint.

2. Your phone number is hard to find

It should be in the header on every page and tappable. A visitor who wants to call you should never have to hunt.

3. No listing search

A real estate site without listings is a business card. Buyers leave for a portal and you lose them to whoever advertises there.

4. Stock photography of someone else's city

A skyline that is not your market reads as a template, and it undermines the local expertise you are selling. One real photo of you beats ten stock images.

5. A blog that stopped two years ago

A visible "last updated 2024" is worse than no blog. Either publish or remove the dates.

6. Forms that ask for everything

Every field costs conversions. Name and email is enough to start a conversation.

7. Nobody answers the form

An online lead that waits an hour is mostly cold. If you cannot respond in minutes, automate the first reply.

8. No reason to give you an email address

"Contact me" is not an offer. A home valuation, a neighbourhood report, or listing alerts are.

9. It only exists in one language

If you work anywhere French is spoken — Quebec, Ottawa–Gatineau, New Brunswick, parts of Eastern and Northern Ontario — a properly written French version of your site reaches buyers and sellers your English-only competitors are not speaking to.

10. You do not own it

A profile page on your brokerage's site disappears the day you move, and takes your rankings with it. Own the domain.

11. No proof

No reviews, no sold history, no recognisable board or brokerage marks. A stranger deciding whether to call you has nothing to go on.
