Your First 90 Days as a Real Estate Agent in Canada
Nobody hands a new agent a plan. Here is one, broken into three months you can actually execute.
Licensing teaches you the law. It does not teach you where your first commission cheque comes from. Most agents who fail out do so in year one, not because they were bad at the job but because they spent ninety days waiting for a brokerage to feed them.
Days 1–30: get findable
Register with your board, get your RECO or provincial registration displayed correctly, and put up a real website with your own domain. A profile page on your brokerage's site is not a business asset — you lose it the day you move. Claim your Google Business Profile in the same week.
Days 31–60: build the database
Write down every person who knows your name. Former colleagues, your gym, your parents' friends, your old industry. That list is your business. Put it in a CRM, not a spreadsheet, and tell each of them plainly that you are now licensed and what you do.
Days 61–90: create reasons to be contacted
A home-valuation tool, a neighbourhood report, a listing alert signup — anything that lets someone raise their hand without having to phone a stranger. Your first three deals will almost always come from your own network plus one online lead you nurtured properly.
What to avoid
Do not buy leads in month one. You have no follow-up system yet, so you will burn money learning what a free lead would have taught you. Build the system first, then pay to fill it.
