Facebook Marketing for Realtors: Make Social Feed Your Website
Facebook is where your neighbours already talk. Use it to start conversations, then bring people back to a site and a database you own.
For a lot of Canadian agents, Facebook is still where the local conversation happens: community groups, school pages, buy-and-sell groups, and the friends and family who make up your sphere. It is a good place to be seen. It is a poor place to keep your business.
Be useful in local groups, not promotional
Most community groups ban or bury listing spam, and members remember who posts it. Answer questions about the neighbourhood, share a market update when someone asks what homes are going for, and read each group's rules before you post anything with a price in it. Over time, being the helpful person in the group is worth more than any single post.
Post listings as a way into your site
A native photo post usually gets more reach than a bare link, so post the photos — then put the link to the full listing page in the text or the first comment. The listing page on your own site is where a visitor can see the gallery, book a showing, and leave their email. Facebook is where they notice the house; your site is where they become a contact.
Check your share previews
When anyone shares a link to your site, Facebook builds the preview from the page's title, description, and share image. A listing that shows up as a bare URL or a broken image gets scrolled past. Share one of your own pages privately and look at it before a client does.
Run ads around an offer, not an audience
Housing ads on Meta's platforms can fall under special ad category rules that limit targeting by age, gender, and postal code, and Ads Manager tells you when they apply. That is one more reason to build campaigns around a clear offer — a home valuation, a neighbourhood report, an open house — and a matching landing page, rather than around a narrowly drawn audience.
Move people into your own database
A page follower is not a lead. Reach and rules change without warning, and accounts get restricted. Every post and ad should give people a reason to visit your site and leave their email — listing alerts, a valuation, a report — so the relationship lives in your CRM, under consent you recorded, and not only on a platform you rent.
