Instagram for Real Estate Agents: A Realistic Playbook
Followers are not leads. Here is how to run Instagram so it produces business instead of vanity metrics.
Plenty of agents post daily on Instagram and close nothing from it. The problem is rarely effort — it is that the account is built to be admired rather than to be contacted.
Post for the neighbourhood, not for agents
"Just listed" graphics mostly reach other realtors. Content about the area — what a street is like to live on, why a school catchment matters, what a building's maintenance fees actually cover — reaches people who might buy there.
What formats actually do
Reels get reach and strangers. Carousels get saves and explain things well. Stories get trust from people who already know you. You need all three doing different jobs: Reels to be discovered, carousels to be useful, Stories to stay familiar.
Frequency you can sustain
Three good posts a week beat daily posting you abandon in six weeks. Batch-record several Reels in one afternoon at a listing while you already have it staged and lit.
Local hashtags over big ones
#realestate puts you against millions of posts. #leslievilletoronto or #northvanrealestate puts you in front of a few hundred people who actually live there. Small and local wins.
Get them off Instagram
This is the step most agents skip. A follower who never leaves the app is a metric, not a lead. Send them to a saved search, a neighbourhood report, or a valuation tool on your own site so they enter your CRM and receive follow-up you control.
One caution: you do not own your audience there. Accounts get restricted and reach changes without warning. Your website and your database are the assets; Instagram is a channel that feeds them.
