Most agent blogs fail because nobody searches for the topics. Write the questions clients already ask you.
The reason most agent blogs generate nothing is not writing quality. It is topic selection. "Spring is here!" has no search demand. "What are closing costs in Ontario?" has thousands of searches a month and a buyer attached to every one.
The rule: write what clients ask you out loud
Every question you answer twice a week on the phone is a question people are typing into Google. Keep a running note for a month and you will never need a topic list again.
Buyer questions
Closing costs, deposit versus down payment, land transfer tax and rebates, what a home inspection covers, conditional offers, condo status certificates, maintenance fees, pre-approval versus pre-qualification, buying with a partner, first-time buyer programmes, what happens on closing day, moving checklists.
Seller questions
Pricing strategy, staging on a budget, which renovations return their cost, what to disclose, timing a sale with a purchase, bridge financing, capital gains on a second property, selling with tenants in place, how showings work, offer night mechanics.
Neighbourhood content — your strongest SEO asset
One post per neighbourhood: housing stock, price trends, commute times, schools, parks, what it is actually like to live there, and who it suits. These rank because almost nobody writes them properly, and they attract exactly the searcher you want.
Local market posts
Monthly or quarterly market updates for your specific area, interpreted rather than recited. A chart with no explanation is a press release; a chart with "here is what this means if you are selling this spring" is content.
Process and trust posts
How commission works, what to expect working with you, your listing process step by step, common mistakes you see, and honest answers to awkward questions. These convert better than they rank, which is fine — they close the visitors that neighbourhood pages bring in.
Publish on your own domain
Content posted only to social platforms builds their SEO, not yours. Post on your site first, then share.
