Bilingual Real Estate Marketing: English and French Done Properly
In Quebec, Ottawa–Gatineau, and New Brunswick, a real French site is part of the job. A translate button is not a French site.
Across much of Canada, English is enough. In some markets it is not: Quebec, Ottawa–Gatineau, New Brunswick, Montreal's West Island, and francophone communities in Eastern and Northern Ontario and Manitoba. There, buyers and sellers notice which agents can serve them properly in French — and which ones only say they can.
A translate button isn't enough
Most website platforms offer "multilingual" support through duplicate sites or an embedded Google Translate widget. The results read as machine-translated — some vendors' own documentation admits the output is "often grammatically incorrect." To a francophone client, a clumsy French page signals that French is an afterthought in your business too.
What actually works
- Native bilingual content: your bio, listing descriptions, and neighbourhood guides written (or professionally reviewed) in French, shown automatically to French-language visitors.
- Canadian French: write for your market. Canadian readers expect terms like courriel, courtier immobilier, and infolettre, and they notice phrasing borrowed from France.
- French SEO: French pages need their own URLs, metadata, and hreflang tags so search engines index them and French-speaking buyers can find you.
- French wherever the client acts: forms, confirmation emails, and follow-up in the language the client chose, not just the home page.
Quebec has rules, not just preferences
If you do business in Quebec, the Charter of the French Language requires commercial content, including your website, to be available in French. Brokerage there is regulated by the OACIQ, with its own forms and advertising rules. Check the current requirements with your agency, and do not assume a rest-of-Canada website setup carries over unchanged.
