What a Canadian agent site has to do

Six questions that decide this, and they are not about design.

Which board, and through what?

TRREB, GVR, CREB and the rest each have their own rules about what a site may display, and Quebec runs through Centris. "Supports Canadian MLS" is not an answer — ask about your board, and whether it is a direct board feed or CREA's DDF.

What happens to an inquiry?

A form that emails you is not lead capture. An online lead that waits an hour is largely cold, so the question is what replies in the first minutes and what records it.

Do you own the domain?

A profile page on your brokerage's site disappears the day you move, and takes its rankings with it. The domain should be in your name.

Is it fast on a phone?

Most of your traffic is mobile, often on cellular outside a listing. A hero video and six tracking scripts lose visitors before the page renders.

Do your clients expect French?

In Quebec, Ottawa–Gatineau and New Brunswick, a properly written French version of your site is part of the job, and in Quebec it is the law. A translate widget is not a French site, and francophone clients notice.

What does it cost in CAD?

US platforms bill in USD and add board data fees on top. Get the all-in monthly figure for your board before comparing to anything else.
