REALTOR.ca Explained: What It Shows and What It Does Not
The national portal lists your inventory but not your business. Understanding the difference changes your strategy.
REALTOR.ca is where most Canadians start a property search, and it is owned and operated by the Canadian Real Estate Association. If it already shows every listing in the country, agents reasonably ask what their own website is for.
Where the data comes from
Listings flow from board and association MLS systems up to the national portal. Your listing appears there because your board sends it, not because you posted it. This is also why corrections have to be made at the source rather than on the portal.
What it is designed to do
The portal is built to help consumers find properties, and it does that extremely well. It is not built to help a consumer find and choose an agent, and it does not try to be.
What it does not show
Your neighbourhood expertise, your sold history in context, your reviews, your process, your bilingual service, or any reason to pick you over the next name on the page. A consumer who finds a home on the portal still has to decide who to call.
Why a personal site still wins
Your own site can rank for neighbourhood and city queries the portal does not target, capture a visitor into your database, run saved searches under your name, and follow up automatically. The portal captures the lead for the listing. Your site captures the lead for you.
Use both deliberately
Treat the portal as distribution and your site as conversion. Link your listings from your own neighbourhood pages, make sure your IDX or DDF feed is current, and give every visitor a reason to leave their email with you rather than with a portal.
